About this calculator
Model how much cash stays in a deal after you buy, rehab, rent and refinance.
The BRRRR strategy (buy, rehab, rent, refinance, repeat) is about recycling your cash. You buy and improve a property, then refinance on its new value to pull out as much of your original money as possible for the next deal. This calculator shows how much of your cash stays tied up after that refinance.
Enter the purchase price, rehab budget and closing costs, then the after-repair value, the loan-to-value the refinance lender allows, and refinance closing costs. A negative result means you pulled out more than you put in. It assumes a cash purchase; ask us how financing the purchase or seasoning rules change the picture.
You don’t have to figure this out alone.
