DSCR Calculator

Many DSCR programs look for 1.00 or higher, with stronger pricing often near 1.25. Guidelines vary by lender.

About this calculator

Calculate the debt service coverage ratio most investor loans qualify on.

A DSCR loan qualifies a rental property on the income it brings in instead of your personal income. The debt service coverage ratio is the number that decides whether the property qualifies, which makes this a quick first check for any investor sizing up a rental.

Enter the gross monthly rent, the full monthly payment (principal, interest, taxes, insurance and any HOA, often called PITI), and a vacancy factor if you want a conservative view. The calculator divides income by payment. Many DSCR programs look for a ratio of at least 1.00, with stronger pricing often starting near 1.25.
