About this calculator

Measure yearly cash flow against the cash you actually put into a deal.

Cash-on-cash return measures the return on the cash you actually put into a property, not the full value of the building. That makes it one of the more useful numbers for comparing leveraged rentals against one another, because it answers a simple question: for every dollar of my own money in this deal, how much comes back each year?

Enter your down payment, closing costs and any upfront repairs (your total cash invested), along with yearly rent and other income, yearly operating expenses, and yearly mortgage payments. The calculator nets your income against expenses and debt service to find annual cash flow, then divides that by your total cash invested for a return as a percentage.

Because the result shifts with how much you finance versus pay in cash, it is just as handy for weighing two financing structures on the same property as it is for weighing two different properties. Appreciation, loan paydown and tax effects are not included.
